Guests agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that the guests use. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Any breach on behalf of the guests of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
A payment of 25% of the rent is required at the time of the booking. Any remaining balance must be paid 45 days prior to the arrival date, or this Agreement may be cancelled by the sole option of the Owner.
Once your rental has been confirmed, to cancel the entire rental or any component, the person making the booking must notify us via email. Cancellation takes effect on the date we receive your email. The refund policy is as follows: .
- 45 or more days prior to arrival – refund of any payment made.
- Less than 45 days prior to arrival – loss of any payment made.
If we do not receive the balance of your booking cost in full and on time, we reserve the right to treat your booking as cancelled by you.
A security deposit is required and will be automatically reserved for the booking. The security deposit is € 400 if the entire property is booked, € 200 if the Trullo is booked on its own and € 200 if the Villa is booked on its own. The automatic reserve is conducted by putting a hold or charge on the guest's credit card 2 days prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send the security deposit by credit card or bank trasfer to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within 7 days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within 7 business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration.
Guests must obtain permission from the Owner to have pets on the Rental Property. If permission is not given by the Owner, any pet(s) found in or about the Rental Property will be grounds for expedited eviction and forfeiture of all monies paid.
The maximum number of guests is limited to four persons for the Trullo, eight persons for the Villa and twelve persons for the entire property.
The Swimming pool, swimming pool area and central garden area are shared by the Trullo and the Villa.
Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18.
No refunds will be provided due to inoperable appliances. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of force majeure.
In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability.
The pool will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of the pool by the spilling of foreign substances into the pool, e.g. soap, shampoo, oils, glass, metal, chemicals will result in a Service Call Charge at the sole discretion of Owner. Pets are not allowed in the pool. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid.
Rates include a one-time linen & towel setup. Guest is responsible for lost or damaged linens or towels. The rental rate covers electricity, gas and water which are consumed in the Trullo and Villa, swimming pool and garden during the stay provided these do not exceed regular household consumption. It does not cover the consumption of appliances other than small household equipment (such as hairdryer, electrical toothbrush, mobile phone or computer rechargers and similar). In case heating will be needed, this will be covered up until what is considered a regular household consumption which would be equivalent to keeping the temperature inside the houses at about 20 degrees Celsius without keeping doors and windows open for longer than a maximum of two minutes every three hours. An excessive use of heating would be charged extra.
Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.
Initial cleaning is included in the rental rate and takes place the morning before guests arrive. Weekly cleaning is included in the rent for stays of ten days or more. Additional cleaning can be arranged upon request at an extra cost, subject to availability.
The use of candles, barbecue grills, fireplaces, or any open flame is entirely at the guest’s own risk. Guests are strictly required to ensure that all flames, fire, and embers are completely extinguished before leaving the property or going to bed. Guest shall be held fully liable for any damage, fire, injury, or loss arising from the use or misuse of fire or from failure to fully extinguish flames or embers, and agrees to indemnify the property owner for all resulting damages and expenses.
Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
The Rental Property provides access to outdoor, garden, and water-related activities, including swimming and use of the outdoor areas. While the Owners take all reasonable measures and do everything within their power to maintain a safe environment, guests acknowledge that such activities involve inherent risks. Guests voluntarily assume full responsibility for their participation in these activities and for the use of all facilities and equipment. The Owners shall not be held liable for injuries, illness, loss, or damage resulting from the use of the property or its facilities, except where required by applicable law. Guests are responsible for their own actions and for the actions of all persons they permit to enter the property during the rental period, and agree to indemnify and hold the Owners harmless from any claims arising from such use.
Puglia offers a wide range of activities and excursions. While we may recommend or suggest local experiences, these activities are not operated, managed, or controlled by us. Any optional activities, facilities, or excursions you choose to book or participate in that are not part of your pre-booked accommodation are provided by third parties, and we cannot accept responsibility or liability in connection with them. Any contract for such activities will be between you and the relevant provider and will be subject to their terms, local laws, and jurisdiction. Participation in any such activities is entirely at your own discretion and risk. Guests are responsible for taking sensible precautions for their own safety and for the safety of any children or other persons in their care. Please ensure you review and agree to the terms and conditions of the relevant provider before participating.
We take the safety of our guests very seriously. While Puglia is generally a safe destination, guests are responsible for their personal safety and belongings, just as they would be at home. We therefore recommend remaining attentive and taking sensible precautions at all times. Please ensure that all doors, windows, and shutters are securely locked when leaving the property and during the night. In the event of loss, theft, or damage to personal belongings, the incident must be reported promptly to the local police or other relevant authority, and a written report obtained. Any claim may only be pursued through the guest’s own travel or holiday insurance, where such insurance is in place. Without this documentation, it may not be possible to make a claim.
In order to process your booking and provide you with your confirmed booking we will have to photocopy the passport or identity card of each person staying at our property. We are obliged by Italian law to keep this information on file and make it available to the local authorities.
